  • What is an active adult (55+) community?

    An active adult / 55+ community is a community being developed as a “Senior Citizen Housing Development” as defined in California Civil Code Section 51.3 and “Housing for Older Persons” as described in the Federal Fair Housing Amendments Act of 1988. Each home in the Community must be the primary residence for at least one person fifty-five (55) or older. Other Qualified Permanent Residents and Permitted Heath Care Residents are defined in the Association Documents.

  • Is there a Home Owner’s Association?

    Yes, this community is part of the Dry Creek Oaks Homeowners Association. A homeowner at Dry Creek Oaks will be a member of the Dry Creek Oaks Community Association and have access to all the Dry Creek Oaks amenities.

  • What are the HOA dues?

    HOA dues are currently projected to be $223 at built out, however the HOA dues vary from phase to phase. See “Will my dues change or increase?” for more information. The DRE public report also has very helpful information regarding how dues are structured for this community.

  • What do my dues cover?

    Dry Creek Oaks offers a range of incredible amenities – including a 4,500 sq ft Clubhouse with Kitchen, Activity Room, Conference Room, Fitness Center and Pool. This facility is the central gathering space to relax and participate in activities with other residents. Dry Creek Oaks also features 4 Pickle Ball Courts, 2 Bocce Ball Courts, Putting Green, Horseshoe Pit, and access to a public walking trail. Additionally, HOA dues cover maintenance of private streets, operation of vehicle gates, maintenance of front yard landscaping as a well as an on-site lifestyle coordinator to promote and coordinate activities and events.

  • Will my dues change or increase?

    Yes. The build out of Dry Creek Oaks is phased for the HOA. With respect to HOA dues, this means that dues will increase or decrease with each new phase (new group of lots) that are added to the Homeowners Association. Currently, while built out HOA dues are budgeted to be approximately $223 per month, currently planned phases range from as high as $260 per month to as low as $175 per month. Additionally, the homeowners association as the ability to raise or lower dues at its discretion in accordance with the procedures outlined in the governing documents. It should be anticipated that HOA dues will increase over time.

  • Can I improve or alter my property after closing?

    Yes, however most alterations or improvements require approval from the Association’s Architectural Review Committee (ARC). All exterior alterations including rear yard landscaping require ARC approval. Design Review applications are submitted to the ARC for approval by the HOA’s management company.

  • Can I park my truck in the driveway?

    Yes, as long as your truck is not considered a commercial vehicle or above a Class 3 US Gross Vehicle Weight Rating classification, as identified in the HOA’s governing documents. Parking is allowed on all driveways.

  • Can I park my RV on the street?

    Permanent parking of RV’s is not allowed on the streets inside the Dry Creek Oaks Community. However, the community does allow temporary parking for loading and unloading of your recreational vehicle for up to 12 hours.

  • Where can my guests park?

    Guests can park anywhere on the streets inside the community.

  • Can my kids and grandkids visit me?

    Yes! In fact, Dry Creek Oaks even has a dedicated family swim time in the summer. The governing documents have some restrictions on how long the stays may last, please see the CC&R’s for more info.

  • Can my guests use the pool and pickleball courts?

    Yes, however a liability waiver must be signed for each visit and guest.

  • Can my pets live here?

    Yes! However, there are some restrictions as to size and type of animals. Any dogs over 55 lbs require approval from the board. See the CC&R’s for more info.

  • Can my child or grandchildren live with me?

    In general no, but there are some permitted exceptions. Please see the CC&R’s or consult with the sales team as to what a “Qualified Permanent Resident” may be.

  • How many homes are at Dry Creek Oaks?

    At build out, there are planned to be 206 homes.

  • I don’t see solar panels on the homes, isn’t that required?
